COPE Construction & Renovation: Storm Damage To Roofs And Sidings

Roof and siding repairs needed after a storm

Storms are inevitable and homeowners need to be prepared for them, in anticipation of the potential damage that can occur, so that problems can be caught and addressed quickly before deeper issues develop.  Once the storm has passed, it’s important for homeowners to take a walk around their home, looking up at their roof, and out any second floor windows that overlook their first story roof decks. Look for missing, loose, or lifted shingles, cracked, loose or missing siding, and other damage that could allow water into your home.  It's important for homeowners to quickly gauge the damage after the storm so repairs can be made in time to prevent any further, more substantial losses. COPE Construction & Renovation shares the damage that storms can cause to roofs and sidings.

Common roof repairs needed after a storm:

1. Missing shingles: The heavy winds during a storm can rip shingles right off your roof, or break the seals and open them up at awkward angles.  Massive winds can throw branches and other tree debris on the roof.   The impact can punch holes or create cracks in shingle, metal, tile, slate and other roofing systems.  These can become penations that leave you vulnerable to water entering the house and seeping into the ceilings and walls.

2. Water damage: As shingles and other aspects of the roofing system gets damaged by the winds, and water starts to seep in, deeper problems can develop. Rain will quickly begin to break down the glue in the OSB Roof sheathing, weakening the structure.   As that water makes its way down through your home, it can begin staining your drywall, possibly causing it to sag or collapse over time. If the water is allowed to enter unabated mold, further structural damage to the framing, and reduced R value of your insulation can occur.. Even a small leak must not be ignored as it can prove to be an expensive oversight later.

3. Damaged gutters and downspouts: Gutters are prone to storm damage as they are adjacent to the roof. Downspouts can also easily be hit with debris, displaced during a storm or become clogged with leaves and roofing materials.  If the gutters can’t properly channel water away from your home, the seepage can get behind your siding, and down into the soil at your foundation, potentially threatening your basement.

4. Loss of granules: Loss of granules during a storm can make the roof more susceptible to leaks and premature deterioration due to the ultraviolet rays of sun and the continued assault of rain, and possibly hail. Granules also play a key role in protecting the fiberglass asphalt shingles from the elements. If you have excessive granule loss, bare spots, and shiny edges on your shingles, this indicates storm damage that must be addressed.

Common sidings repair needed after a storm:

1. Wind damage: The strong wind that accompanies storms can rip off the sidings of a house or leave it flapping in the wind, banging against your home. Sidings often need to be repaired or replaced after a storm depending upon the type, age, and condition of the siding as well as the extent of damage caused. Aluminum Rake Board capping on the gable ends of your home are also common casualties following a massive wind storm event.

2. Hail damage: Hail storms can create dents not only in the roof but also in the sidings. These dents allow water to permeate and cause rust, cracks, or breaks. Any cracks, dings, or dents in the siding following a hail storm must be replaced at the earliest to prevent any further damage and to prevent the sun’s ultraviolet rays from degrading your WRB, the water resistant barrier, housewrap, or tyvek that should be present behind your vinyl siding.   Prior to 2002, house wrap wasn’t required by code on garages, and attics, so if you see bare wood in that hole in your siding, it's imperative you have your exterior cladding repaired quickly.

3. Water damage: The most common storm damage to wood siding and the plywood sheathing on your home is caused by excessive amounts of water. Water damage to sidings may include discoloration, warping, or rotting depending upon the material of the siding. This must be addressed as quickly as possible.  The water is not only damaging the exterior, but it is slowly seeping inside the walls of your home, where it will start attacking your framing.   Water wasn’t a problem 40 years ago, because homes were made with real wood, solid wood, and they were drafty which allowed the walls to dry quickly.   Today’s homes are much more air tight, and the wood used is often glued together with chips and saw-dust, so water damage occurs much more quickly.  Water breaks down the glues, and the air-tight walls can't dry as quickly as they did in older homes.  Learn more in this video from Joe Lstiburek of the Building Science Corporation starting at 17m:05s.
